Fire Door Inspection

Fire doors are an essential line of defence in a fire and can be the difference between life and death. Although they are a ‘passive’ fire safety element, they are complex, engineered products and need correct installation and regular maintenance. Any failing, no matter how small, could mean that your fire doors will not perform to the required standard in the one and only case that they may be called upon to do so – and failure to maintain them attracts the same penalties as any other fire safety equipment, such as alarms or sprinklers.

BM Trada Q Mark Accredited

We are third party, independently accredited by the  BM Trada Q Mark – the only company in Scotland to be accredited under both schemes – and are uniquely placed to fit the definition of ‘competence’ required by the regulations. This has already been recognised by industry leading Facilities Management providers, as well as The Scottish Fire & Rescue Service, The Scottish Police Authority and the Scottish Government itself, all of whom have sought our advice.

Our service partnerships are essential for ‘Responsible Persons’, ‘Duty Holders’, their agents or anyone providing surveying, maintenance or upgrading works to them in order to ensure that their fire doors and fire stopping are always fit for purpose and that they have exercised due diligence in appointing  a competent contractor to conduct these works.

Passive Fire Protection Safety

Passive Fire Protection (PFP) relies on effective compartmentation within the building to restrict the spread of smoke and fire. This provides time for occupants to escape and fire services to bring the fire under control. Crucially, it is central to the fire safety strategy. If any element of passive fire protection fails, then the entire fire safety strategy will be compromised.

In our experience, almost EVERY building we survey has undergone alterations and had additional services (data, electrical, plumbing, etc.) installed over the years, with the resulting penetrations through compartment walls frequently left inadequately protected with little, or no, fire stopping.

The statistics are shocking – over 60% of fire doors inspected are not fit for purpose.

To provide our clients with the most efficient service and clearest reports possible, we developed our own Fire Door Inspection App that includes ALL of the elements of the checklist as well as the BM Trada Q Mark Fire Door Maintenance Scheme  – both of which (uniquely in Scotland) we are members of.

This means we can document, photograph, identify Accepted Repair Techniques as we go and send fully prepared reports – the same day – that can also be used as scope of works if required.
